Mauritius is now considered as a dream destination for foreigners wishing to retire. Its warm and pleasant weather for eight months of the year, peaceful and harmonious environment, ever-evolving infrastructure, and affordable cost of living make it a wonderful retirement destination.

A 10-year Residence Permit and peaceful living can be yours for only USD 1500 monthly. Additionally, after three consecutive years you may apply for a Permanent Residence Permit for a period of 20 years.

In order to promote this path to foreigners, the government has initiated the development of several projects aimed at transforming the “Silver Economy” into a real cluster of growth.

Non-citizen retirees may purchase a residential unit, or the life rights to a residential unit in an approved project. As long as the property is owned or occupied by the retiree, the non-citizen can apply for a residence permit for himself/herself and his/her spouse or common law partner.

However, there are a few basic rules to keep in mind if you plan to enjoy your retirement in Mauritius.

Conditions

Mauritius is one of the most popular destinations for investments as well as for retirement.

All these conditions must be fulfilled:

  • Be at least 50 years old and not be a Mauritian citizen;
  • Have undergone medical examinations (hepatitis, AIDS, chest x-ray, etc.) within the last six months prior to applying for the permit;
  • Make an initial transfer of at least USD 1,500 or its equivalent in a freely convertible foreign currency to his/her local bank account in Mauritius, and then transfer at least USD 1,500 per month for a total of at least USD 18,000 annually or its equivalent in a freely convertible foreign currency during the 10-year validity of the residence permit;
  • Submit at the end of each year proof of transfer of funds to his/her local bank account to the Economic Development Board, provide the Mauritian tax authorities with information on other residences he/she may have in other jurisdictions, including tax residences.

Communities Specially Developed For Retirees

Mauritius aspires to be a destination of choice for retirees. The government has therefore introduced new regulations that allow developers to build housing that meets specific criteria while integrating current PDS (Property Development Scheme) initiatives.

These retirement complexes must have a minimum of 25 purpose-built residential units for seniors. Personal and home care services, such as a nurse, daily meal delivery, monitoring services, emergency health services and recreational facilities, must be provided.

Thus, for the residences under development, they offer:

  • Different types of accommodation (studios, penthouses, villas) with a balcony, terrace or private garden;
  • A la carte services (hairdressing, laundry, cleaning, etc.);
  • Restaurant service;
  • Recreational activities (fitness room, bar, pool, etc.);
  • Maintenance of cognitive faculties;
  • Convalescent care;
  • Relay for family caregivers;
  • 24/7 security;
  • Etc.

Foreign non-citizens in Mauritius with a residence permit can now invest in any business as long as they are not employed in it, do not manage it, and do not earn a salary or profit from it.

Any foreign citizen over the age of fifty can own and live in a residential unit without having to pay additional rent, as long as the property is purchased based on a plan, during construction or after completion.

In addition, the investor also has the right to obtain a residence permit for himself and his spouse until he no longer occupies the property, as specified by law.

Tax Benefits

An investor with a residence permit enjoys a 5-year tax exemption on pensions and other income earned in Mauritius by himself and his spouse.

As a permanent resident, the applicant can enjoy duty and VAT exemption on the importation of personal and household goods, including real estate.
