Non-citizen retirees may purchase a residential unit, or the life rights to a residential unit in an approved project. As long as the property is owned or occupied by the retiree, the non-citizen can apply for a residence permit for himself/herself and his/her spouse or common law partner.

The projects developed under this program (PDS for Senior Living) focus on residences for people over 50 who wish to live independently in a quality environment, as well as recreational and social facilities such as a clubhouse, health club or fitness center, and facilities management services tailored to the needs of seniors.
Any foreign citizen over the age of fifty can own and live in a residential unit without having to pay additional rent, as long as the property is purchased based on a plan, during construction or after completion.
In addition, the investor also has the right to obtain a residence permit for himself and his spouse until he no longer occupies the property, as specified by law.
An investor with a residence permit enjoys a 5-year tax exemption on pensions and other income earned in Mauritius by himself and his spouse.
As a permanent resident, the applicant can enjoy duty and VAT exemption on the importation of personal and household goods, including real estate.
